What is the title search?

A title search is a search done prior to closing of government records. What the title company does is they look for county records. They look at town and municipal records. What they’re looking for are liens, judgements, anything that might be a cloud on title. They also make sure that the town has proper certificates of occupancy, and they also report on what the real estate taxes are. Once they do those searches, that is what the title insurance itself is based upon.
